Enfields International provides revenue-generating rental services for owners whose property is an investment. When your property is not required by yourself, your family or friends, we can provide excellent levels of income by generating rentals. We also ensure that the property is maintained in tip-top condition, ready for use by yourself and your clients at any time. It's important to remember that levels of occupancy and income will depend on the range of facilities within a community and the specification of individual homes.
Florida
In order for owners in Florida to maximize their rental returns, homes must be:
- Within a reasonable distance of the attractions in Orlando (20 minutes drive max.)
- In an approved community which is zoned for short-term rental.
- Built to a good standard including features such as air-conditioning, heated pool
and landscaped gardens.
- Furnished and equipped to a good standard.
- Preferably within one of Enfields International's own developments.
Our rental services are carried out by Enfields International Destinations, Enfields International Holidays (part of Enfields International Worldwide) and via a number of websites. We will:
- Secure registration with the State of Florida Sales Tax authorities.
- Obtain a hotel/motel lodging licence.
- Install fire extinguisher, doorlocks and interlinked smoke detectors (required by law).
- Advise on suitable furnishing and equipment for rental market.
- Market your property as available for rent on a short-term basis, either alone
or in conjunction with other properties in our portfolio.
- Receive the rentals generated on your behalf, deduct a modest commission, and
pay the balance into the client account maintained on behalf of all owners, crediting
the sum to your specific account.
- Obtain a security deposit from each party prior to check-in.
- Provide various rental options, allowing you to choose the program that suits
your specific needs:
Flexible letting plan
Bookings may be made by the owner or by Enfields International. Ideal for owners who require use of their property in the holiday season.
Guaranteed leaseback plan
Guaranteed fixed monthly income over 12 months. Ideal for owners who need regular payments to cover monthly outgoings. Owners may not use the property during lease period but may rent a similar style property.
Combination plan
Provides owners with a guaranteed income for 7 months (April 1 to October 31). Allows owners to use the property when they wish from November to March, while Enfields International generates rentals subject to demand.
Maintain a Sales and Use Tax Register on your behalf and pay the authorities the sales tax collected from bookings placed by us.
- Provide you with a monthly statement.
- Pay to you or your US bank account, within 20 days of the end of the month
in question, any surplus remaining, subject to retaining a pre-agreed float in our
bank account.
- Provide you with an on-line booking capability, allowing you to check your monthly
statements, work orders and charges, and to view reservations and availability in
real-time.
